9/12/2013– Bluegrass Corporate Center (333 W. Vine St. Lexington, formerly the World Trade Center building) has seen a steady buzz of activity over the past year and a half. Isa Mashni, Coleman Group’s Executive Vice President who was brought on in February of last year to handle the listing, has represented the landlord in several transactions bringing the occupancy level from 68% to 78%. The following highlights some of his successes.
Just after taking on the listing, Mr. Mashni brought ARCORP to the Bluegrass Corporate Center in March 2012. In May 2012, ARCORP expanded their 1,920 square foot 16th floor suite to 3,864 square feet and extended their lease term. Also in May 2012, AdvancED leased another 16th floor, 1,582 square foot suite. Mr. Mashni’s next successful transaction took place in August 2012 when he brought on Mountjoy Chilton Medley LLP (MCM), Kentucky’s largest full-service public accounting firm. MCM now occupies 8,057 square feet on BCC’s 10th floor. Not long after MCM’s long-term lease was signed, Robert Trussell became the fourth new tenant to the Bluegrass Corporate Center. Mr. Trussell leased 2,210 square feet on the building’s 15th floor in November 2012. And in January 2013, Morgan and Morgan, a leading personal injury law firm serving six states, leased its Lexington office, a 5,166 square foot suite on Bluegrass Corporate Center’s 12th floor.
Just this past month, Oxford Holdings, LLC leased 2,670 square feet on BCC’s 15th floor. Also in August 2013, Belcan, a tenant since 2005, renewed their lease of 29,652 square feet on the 7th and 8th floors. The most recent activity at Bluegrass Corporate Center occurring at the beginning of September involved Lexington Real Estate Company, a tenant since 1998. They have renewed their long-term lease and expanded their suite to 9,217 square feet on the building’s 3rd floor.
